New Office – Peekskill, Westchester
1230 sq.ft. first floor of 3 story building built in 1882 was completely gutted.  Load bearing walls and a non-functioning fire place were removed to allow for a new floor layout.

Restaurant – Town of Yorktown, Westchester
Renovation of an abandoned Friendly’s restaurant into Eddy Grill House.  Changing seating layout and adding more cooking appliances and exhaust hood. The project is in building department approval phase.

Dry Cleaning Store – Ossining, Westchester
600 sq.ft. on the first floor and the entire 1300 sq.ft. second floor were tuned into a dry cleaning operation. Made a 10 feet by 10 feet opening in the floor to install conveyor belt going to second floor. Designed for customer drop off and cash register counter.

Repose Spa – Thornwood, Westchester
1900 sq.ft. strip commercial space was turned into a stylish trendy spa. Took advantage of the high ceiling and installed chandelier at reception area. Lowered the ceiling at treatment rooms and provided dimmable soft lighting. Narrow and long space lend itself to a functional floor layout; a corridor that is out of public view with doors leading into separate treatment areas.

Nail & Span – Mohegan Lake, Westchester
Added facial room, toilet and storage to existing salon.

Law Office – Montrose, Westchester
Reconfigured 1200 sq.ft. space into a law office. Created reception area, conference room, kitchenette, and offices. Building façade got a major makeover.

Post Road Deli – Montrose, Westchester
1800 sq.ft. deli was gutted and its entire floor plan was redesigned. Removed a load bearing concrete block wall that had divided the building to two separate sections, front and back area, and installed steel beams and posts instead. Larger floor area allowed for a bigger kitchen and retail area. Installed new exhaust hood, fire extinguishing systems.  Added accessible toilet. Building façade got a whole new look. Obtained approval from Westchester County health department. Construction cost $100,000+ dollars.

Nalleli Place – Pizzeria and food take out establishment, Bronx, NY
Created new commercial kitchen in a 900 sq.ft. vacant commercial space. Construction cost $100,000+ dollars.

Montrose Deli – Montrose, Westchester
We removed a load bearing wall that separated deli from adjacent store; this added 750 sq.ft. to 1425 sq.ft. deli. Relocated and enlarged kitchen. Installed new exhaust hood, fire extinguishing systems. Added accessible toilet. Obtained approval from Westchester County health department. Construction cost $150,000+ dollars.

Nuttin to it Express Cuisine – Yorktown Heights, Westchester, NY
Installed new hood, exhaust and fire extinguishing systems. Installed new mechanical ducts to roof. Filed and obtained approval from building department.

Edwin’s Deli – Yorktown Heights, Westchester, NY
Installed new cooking appliances, new hood, exhaust and fire extinguishing systems. Installed new mechanical ducts to the roof, and enclosed the ducts in a shaft. Filed and obtained approval from building department and health department.

Westchester Road Runner Athletic Retail Store – City of White Plains, Westchester
1925 sq.ft. retail area was remodeled and renovated. Project was filed with building department and approval was obtained. Building owner abandoned the project.

Orchid Condominiums – Retrofitted Multi Dwelling Apartment Building Ossining, Westchester
The architect of record had deceased and our office was asked to finish the project which was at 80% completion. We obtained Certificate of Occupancy. The building is four stories with mixed occupancies: residential with 26 apartments (group R-2) and retail on the ground floor (M). Later on we changed retail space to offices and filed with building dept.

Office Alteration – Indian Point Power Plant, Buchanan, Westchester
Partial interior alteration of an existing 19,400 sq.ft. three story office building. Redesigned 15,500 sq.ft. floor area, created open office space, kitchenette/break room, conference rooms. Created unisex accessible bathroom. Construction cost $+1 million dollars.

Security Guard Complex – Indian Point Power Plant, Buchanan, Westchester
Interior alteration and renovation of an existing 6400 sq.ft. floor area into offices, lecture area for 60 people, gun storage room, kitchenette and locker rooms. Men’s and women’s bathrooms were renovated; added accessible toilet. Made the main entrance door accessible by adding a ramp. Construction cost $1+ million dollars.

Office Alteration – Indian Point Power Plant, Buchanan, Westchester
Interior alteration of an existing 12,600 sq.ft. floor area. Created open office space using modular workstations. Added kitchenette and conference rooms. Made existing men‘s and women’s bathrooms accessible. Made the main entrance door accessible by adding a ramp. Construction cost $1+ million dollars.

New Public Access Building – Indian Point Power Plant, Buchanan, Westchester
Conceptual design for a new 5000 sq.ft. building attached to an existing 4800 sq.ft. structure.

New Restaurant – Peekskill, Westchester
Changed an existing 1000 sq.ft. vacant commercial space into a full service restaurant with dining area and commercial kitchen. Obtained approval from Historic, Landmark and Preservation Board and Planning Board for new sign and façade works. Project was not constructed.

New Real Estate Office – Briarcliff Manor, Westchester
Combined existing barber shop and Bike shop into a 1500 sq.ft. real estate office. Created reception area, offices, broker’s kiosk, meeting rooms, bathroom.

Auto Body and Repair Shop – Jamaica, Queens, NY
Major gut renovation of a 2400 sq.ft. floor area which was destroyed by fire. Created office space separated from the shop by two hour fire separation. Installed central HVAC system for the office area.

Fitness Center – Ossining, Westchester
Changed an existing 1400 sq.ft. floor area into a personal fitness center. Heavy exercise equipments required reinforcement of existing wood floor joist. Installed sound isolation barrier in the floor. Added accessible toilet and shower.

Historic Preservation – St. Christopher’s Inc., Dobbs Ferry, Westchester
Replaced all original windows and installed new split air conditioning system in the administration building, a historic mansion along the Hudson River.

Clinic Rehabilitation – St. Christopher’s Inc., Dobbs Ferry, Westchester
Our team completely renovated an infirmary into a modern medical clinic for teenaged children.

Office – St. Christopher’s Inc., Bronx, NY
Interior alteration of a raw space on the second floor of an existing office building. Installed new HVAC system.

Medical Office – St. Christopher’s Inc., Bronx
Changed a raw space on the first floor of an existing office building into a medical clinic for children.

Group Home – St. Christopher’s Inc., Bronx
Changed a single family house into a Group Home for teenaged children under the custody of NY State Children Administration.  New USE required installation of a fire alarm system designed by architect.
